Attic mold is a physics problem before it is a fungus problem. In a San Antonio summer, the air inside an unconditioned attic routinely reaches 120 to 150 degrees, while the cool surface of an HVAC duct or the underside of the roof deck on a clear winter night can drop below the dew point of the surrounding air. When warm, moisture-laden air touches a cooler surface, water condenses, and condensation on the north-facing roof sheathing is the single most common reason we find a dark, fuzzy bloom spreading across the plywood when a homeowner finally climbs up to investigate a musty smell. If you have spotted staining on your decking or rafters, call CRS at 210-656-2112 and we will diagnose the moisture mechanism, not just scrub the symptom.
Tom and Yolanda built CRS around the building-science side of this work. Our crews hold IICRC AMRT and ASD certifications, which means we treat an attic colony as a ventilation-and-vapor diagnosis first and a removal job second. Painting over the stain without correcting the airflow guarantees a callback, and we would rather solve it once.
Three failures account for the overwhelming majority of attic mold we remediate across the metro. The first is a bathroom or dryer exhaust fan that vents into the attic instead of through the roof, dumping humid air directly onto cold sheathing every time someone showers. The second is inadequate ventilation, where blocked soffit vents or a clogged ridge vent stop the attic from flushing out moisture, a problem we see constantly in homes where blown-in insulation has drifted over the soffit baffles. The third is a roof leak, often at a flashing detail or a nail pop, that during our spring storm season from March through June introduces just enough water to keep a patch of decking wet between rains. Each of these has a different fix, which is why competent remediation starts with finding out which one you have.

The housing stock here splits the problem cleanly. In mid-century homes around Terrell Hills, Olmos Park, and the older parts of Alamo Heights, attics were built with modest passive ventilation and original wood decking, and decades of added insulation have often choked the airflow those roofs depended on. We find Cladosporium and Aspergillus spreading along the rafter bays where stagnant, humid air pools near the ridge. In newer subdivisions out toward Helotes, Fair Oaks Ranch, and Timberwood Park, the homes are tighter, and the decking is oriented strand board (OSB), which is more vulnerable than old-growth plank because its resin-bonded wood fiber wicks and holds moisture readily. A single misrouted bath fan in a 2005 tract home can mold an entire ridge line in a couple of humid seasons.
There is a Hill Country wrinkle too. Homes with foam-insulated, unvented attic assemblies, which became popular in newer energy-efficient construction, fail in a distinct way: if the conditioned air leaks or the system is undersized, the assembly cannot dry to the outside, and moisture has nowhere to go but into the sheathing. Diagnosing a sealed attic requires a different approach than a vented one, and it is one of the reasons we do not use a single checklist for every roof.
The danger with attic work is that the attic shares air with your home through ceiling penetrations, the attic access hatch, and any gaps around can lights and HVAC chases. Disturbing mold up there can shower spores into the bedrooms below if it is done carelessly. Our process under the ANSI/IICRC S520 standard starts by sealing those pathways and establishing negative pressure in the attic with a HEPA-filtered air scrubber, so air flows up and out rather than down into the house. Technicians work in respirators and suits, HEPA-vacuuming loose growth and removing any insulation that is contaminated, since blown-in cellulose and fiberglass batts cannot be cleaned and must be bagged out.
For the structural wood, the decking and rafters themselves, we do not automatically tear out plywood that is otherwise sound. The S520 approach favors cleaning and remediating in place where the wood retains structural integrity, so we HEPA-vacuum, then abrade or soda-blast heavier surface growth, and apply an EPA-registered antimicrobial. Where staining has penetrated, we can finish with a clear encapsulant that locks down any residual hyphae and gives a clean visual baseline for future inspections. Critically, none of this lasts unless the moisture mechanism is corrected, so we reroute that exhaust fan through the roof, clear the soffit baffles, add ventilation, or repair the flashing as the diagnosis dictates. Then we replace the insulation we removed so your attic performs the way it should.
The CDC is clear that no indoor mold should be left to grow, and the building-science guidance from the EPA reinforces that controlling moisture is the only durable control for mold. Everything we do in an attic serves that principle.

call 210-656-2112Attic moisture rarely stays in the attic. The same condensation that molds your decking can drip onto ceiling drywall and create the conditions for black mold removal in the rooms below, and a roof leak that started the problem often calls for follow-up ceiling leak repair. When the contamination is widespread or the cause is unclear, we bring in independent air quality testing to confirm the living space is clean before we close out. The full scope of our mold remediation work ties these pieces together.
CRS provides professional attic mold remediation throughout San Antonio and the surrounding communities in Bexar County. No matter where you are, our IICRC-certified team responds 24/7 with a 45-minute arrival time.
The north-facing slope gets the least sun, so it stays cooler and reaches the dew point sooner, which means condensation forms there first. In San Antonio attics we almost always find the heaviest growth on the north and northeast rafter bays for exactly this reason.
It can if spores migrate down through ceiling gaps, light fixtures, and the attic hatch, especially when the attic is disturbed. That shared-air pathway is precisely why we seal penetrations and pull the attic to negative pressure before we touch anything.
Usually not. As long as the plywood or OSB is still structurally sound, the S520 standard supports cleaning and remediating it in place rather than tearing it out. We only recommend replacing sheathing that has rotted or delaminated from prolonged saturation.
Very likely. A bath fan that exhausts into the attic instead of through the roof releases a humid plume onto cold sheathing every time the shower runs, and over a humid San Antonio season that is more than enough to grow mold. Rerouting it through the roof is one of the most common permanent fixes we perform.
Only if poor insulation was the cause, and it rarely is on its own. More often, drifted insulation is blocking the soffit vents and starving the attic of airflow, which makes the moisture problem worse. The fix is restoring ventilation, not simply piling on more insulation.
Smell something musty when the AC kicks on, or see staining overhead? Call CRS at 210-656-2112. We diagnose the moisture mechanism behind your attic mold, remediate to the IICRC S520 standard, and correct the ventilation or leak so it does not return, across San Antonio, Helotes, the Dominion, and the surrounding Hill Country.
